RENTERS INSURANCE
Renters Insurance in Lincoln, Nebraska
Your landlord insures the building. Your belongings, personal liability, and the extra cost of living elsewhere after a covered loss deserve a separate review. T-Rex Agency helps Lincoln renters understand available protection for apartments, rental homes, and other eligible residences.

COVERAGE OPTIONS
Start with what you own and the responsibilities that come with everyday life. A renters policy can address several different needs.
Furniture, clothing, electronics, and other possessions may be protected against losses covered by the policy, such as theft or fire. The cause of loss, deductible, and applicable limits determine what an insurer may pay.
Liability coverage may help with covered claims for bodily injury or property damage when you are legally responsible. Eligible defense costs and exclusions depend on the policy. It does not make you automatically responsible for every accident.
After a covered loss makes your rental uninhabitable, loss-of-use coverage may help with eligible extra living expenses while repairs are made. Time limits, dollar limits, and the amount above your normal expenses matter.
A CLOSER LOOK AT WATER DAMAGE
In a multi-unit building, water can reach your belongings from shared drains, plumbing, or another apartment. The source matters. Ask about an optional water backup endorsement during your renters quote—not only after a backup occurs.
Sudden and accidental water discharge from plumbing or a neighboring apartment may fall within standard renters personal property coverage. Wear, repeated seepage, maintenance issues, and other exclusions can change the outcome.
Sewer and drain backups are typically excluded without appropriate additional coverage. An available water backup endorsement may have its own limit, deductible, and conditions. Confirm availability and the exact wording; it is not guaranteed under every Farmers policy.
If water from your unit damages a neighbor’s apartment, your personal liability coverage may respond to a covered claim if you are legally responsible. Where water started does not by itself establish liability. Fault, cause, and policy terms must be reviewed.
Water entering from an external flood is a different risk and is generally excluded from standard renters coverage. Separate flood contents insurance may be worth exploring. A water backup endorsement is not a substitute for flood insurance.
During your quote, ask T-Rex Agency to review water backup coverage, the proposed limit and deductible, and which types of water damage remain excluded.
REVIEW YOUR POLICY
A useful quote compares the coverage details as well as the premium.
Actual cash value generally reflects depreciation. Replacement cost coverage may help pay to replace covered belongings with comparable new items, subject to its terms and any replacement requirements. It does not remove your deductible or coverage limits.
Jewelry, collectibles, business property, and other categories may have special limits or exclusions. Review an inventory of your belongings and ask whether additional protection is available. Flood, earthquake, and certain water losses commonly require separate treatment.
Your deductible is the share you bear for an applicable covered loss. Choose an amount you could manage unexpectedly. Coverage for another person’s belongings, roommates, and lease requirements should also be checked rather than assumed.

FREQUENTLY ASKED QUESTIONS
Straightforward answers to help you prepare for a policy review.
Generally, the landlord’s property policy covers their building and interests, not your possessions. Your own renters policy addresses eligible personal property losses and other selected protections.
It may cover damage to your belongings from sudden and accidental plumbing discharge in a neighboring unit, depending on the cause and your policy. Sewer or drain backup generally needs appropriate additional coverage, and external flooding generally needs separate flood insurance. A renter is not automatically liable because water came from their apartment; responsibility must be established.
It may be available as an optional endorsement. Ask T-Rex Agency to review eligibility, the limit, deductible, exclusions, and the source of water covered before you select a policy. Availability and coverage vary by carrier and policy.
Do not assume they are. Who is insured and whose property is covered depends on the policy. Roommates may need separate policies or another approved arrangement.
Your lease may require renters insurance or a specified liability limit. Review the agreement and discuss what proof of coverage the landlord requests.
Have your rental address, move-in date, a rough belongings inventory, desired liability limit, and any lease requirements ready. We can discuss deductibles, water backup options, and other relevant needs.
